A Community Development District assessment repays the infrastructure of a newer development — roads, utilities, stormwater — and appears on the property tax bill. The debt portion runs for a set term and eventually retires; the operations and maintenance portion continues. Ask for the current annual amount and how many years of debt remain.

Roughly November through April brings heavier traffic, longer restaurant waits, fuller beaches and gyms, and busier medical offices. Summer is quieter and hotter, with near-daily afternoon thunderstorms. Test a commute in both February and August before judging it.
Request the budget, reserves, recent and planned special assessments, insurance status of shared structures, rental and pet rules, vehicle and truck restrictions, whether club membership is mandatory, and any pending litigation or post-storm repair work.
